The main idea of zoning of the of land resource is to avoid the interference of the outside commercial entity to enter the existing residential area. This makes them apart to avoid any kind of hindrance in the existing development any one of the community either residential area of the commercial area. It preserves the character of the particular community.

These zoning rules are governed by the some of the national laws. Hence it is legal to divide the land of the city based on different criteria to make it more adaptable to the modern city. This zoning activity is executed by the local government by the national laws. The development of an area or the city entirely depends upon the city planning and the municipal zoning of the area. Zoning of the city leads to a brighter future of the city that leads to even more development opportunities. Good plans can be made by the government to organise the city and make it developed.

Municipal zoning enhance the use of the land resources in the city and thus controls the use of the land in a specific community. The planning includes all the details like the total area of the residential area, where the streets will be made, the height of the infrastructure, sizes of all the lots and the requirement of the parking area, exact location of the streets. Municipal zoning is only done after the agreement with the local government to make is acceptable to everyone.
