Houston Real Estate - What to Expect From The Market

103 14
The Houston real estate market is like most other major markets at present.
The number of houses available is quite pleasing, but interest from buyers in the wake of the sub-prime crisis and unprecedented foreclosure rate is low.
This, however, is excellent news for anyone relocating to the area with an eye toward buying.
The truth is the Houston real estate market is extremely buyer friendly at the present.
What buyers will find when browsing this market will leave them fully understanding what a "buyer's market" truly is.
The features of the market at present that appeal to buyers include: o Selection.
According to RISMEDIA, the number of available properties at the end of January 2008 topped 50,000.
This means buyers looking at the Houston market have their selection of properties within their price range.
Available properties in this metro area range from single family homes and condos to land on the outskirts and beyond.
o Reasonable pricing.
Although pricing actually did rise a slight bit at the start of 2008, the overall Houston market is considered quite affordable for a metro area.
The average pricing is just over $190,000 for single family homes, but the median pricing is $139,000.
These prices are considered a boon for buyers who are used to other major markets where prices in the median top out at well over $400,000.
o Seller motivation.
With the number of houses on the Houston real estate market at present and the choices available, many sellers are more than willing to do what it takes to make their properties stand out.
This means buyers are finding themselves in a better position to negotiate deals to get not only a house of their dreams, but also extra perks such as lowered pricing, pre-made repairs and so on.
The Houston real estate market like many others is struggling a bit at present.
This, however, is very good news for buyers who find the possibilities are extensive and the ability to write their own deals is ever increasing.
If the Houston real estate market appeals, the time to buy is now.
