There is a saying that suggests that 20% of real estate agents do 80% of the work, which is actually a fairly accurate representation of the truth.
Consider that real estate agents average only 1 or 2 closings per year and you are left wondering who is responsible for all the closings that take place on a daily basis.
That would be the 20% of real estate agents who are really good at what they do.
It stands to reason that you would want to have those top agents on your side, but how do you go about finding them? The chances of finding a good agent sitting at his desk in a cozy little office are pretty much slim to none.
If he is in his office, chances are he is not working on buying, selling, or actively looking for new clients.
A good place to meet and greet with agents is at open houses.
Don't make the mistake of thinking that you are troubling the agents by showing up at a home you have no interest in buying.
They are well aware that open houses rarely produce sales, but they do represent a great opportunity to meet potential new clients, which is why they do them in the first place.
Don't settle on the first agent you run across, no matter how fabulous he or she may appear.
Take the time to talk to a few different agents, making sure to ask them some very important questions.
To get back to something we mentioned earlier, one of the first things you should ask an agent is how many sales they average in a year.
Don't just take their answers for granted and ask if you can see some testimonials from clients they have previously helped.
You could also ask friends and relatives who have recently bought or sold a home, just to see if they had a good experience with the agent they used.
If you have a general idea of where you would like to buy a home, you should find out just how knowledgeable the agent is in regards your chosen area.
If you are looking to buy in a part of the city that they barely even know, it might be better to look for someone else to help you.
You should also be asking how busy the agent is at that current time, as they may not to give you the attention you need if they are juggling too many clients at the same time.
If you know what to ask and understand exactly what you want, finding a good agent shouldn't be that difficult.
