Selling Your Home - Don"t Take it Personally

If you have ever sold property before, there's no doubt you have had experience with the proverbial low-ball offer.
While it can be frustrating, the last thing you want to do is eliminate these purchasers as buyers.
With a simple shift in the way you are thinking, quite often these people can be taken from being an annoying bother, to highly qualified purchasers ready to pay you what you want for your home.
All it takes is a simple appreciation of their position, and more often than not, remembering what you put the sellers through when you were in the position of buyer.
Nobody on the purchasing end of things wants to pay a penny more than they have to.
Don't take the offer personally.
It is nothing more than a business position, the desire to feel you out to determine whether or not you are willing to dicker.
One of the biggest mistakes you can make is rejecting the offer flat out.
In this particular situation, one of the best courses of action is to counter the offer with a price you would be happy with.
Let them know you are serious about selling by appreciating the fact they were willing to offer on your property to begin with.
With just a small reduction in the asking price, you tell the potential buyer that they may still stand a chance, and their next offer may surprise you.
As a realtor, I find it very frustrating how hard it is to make sellers understand that a low offer is no reflection on their property (unless it is overpriced), rather it is a reflection on the purchaser and their own methods of negotiation.
But time and time again, I see sellers take a lowball offer as a personal attack on the condition and quality of their property.
This kind of attachment will bring any hope of negotiation to a stalemate.
Quite often, I usually have to remind them that they too, were quite comfortable doing the lowballing when they were looking, and that I certainly didn't consider them "bad people" for doing it.
I have a simple rule when listing property; if you can't take the heat and are going to be personally offended by buyers looking for a deal, the last thing you want to do is hang a for sale sign on your lawn!
