    • 1). Keep track of the names of people who have inquired about your property, whether they have rented from you or not. In the off-season, contact each one of them with fresh information. Offer them a discount for making their reservations before a certain date. Or you can offer them a certificate good for dinners at a restaurant close to your property if they sign up now.

    • 2). Have guests return again by making their stay as memorable as you can. For example, have a thank you note awaiting your guests when they arrive. Or have fresh flowers or a bowl of fruit on the counter for them to enjoy. Have an album available for them to record the memories of their trip which, if positive, you can put in your Internet listing as comments from a satisfied customer.

    • 3). Make sure that everything is in working order. There is nothing more aggravating for renters than to find a toaster that doesn't work or a chair that collapses when they sit on it. Also replace sheets or towels that have become threadbare. A good rule to follow is maintain things in your rental property as well as you do in your own home.

    • 4). Make it a rule to paint the rooms in your rental property at least every other year. Remember that many people will stay there so there is a large amount of wear-and-tear. A coat of paint may only be cosmetic, but it's amazing how people enjoy freshly painted rooms.

    • 5). Don't forget the importance of the Internet. There are dozens of places where you can advertise your rental property. And many renters visit those websites to find out about costs and availability of particular properties. Some websites specialize in properties located in specific parts of the country. A good rule to follow is to post your property on websites that include others that are located near yours.
