What Are the Benefits of Seal Coating?

      Seal coating is important to maintaining a driveway. Weather, gas and oil leaks and wear break down the surface of an asphalt driveway and allow damage to begin. Seal coating done as regular preventive maintenance will keep these destructive processes from shortening the life of your driveway and keep it looking fresh and appealing.

    The Elements

    • Beginning from the moment an asphalt driveway is laid, elements begin to work on breaking it down. Water and weather are the biggest destructive forces, breaking down the asphalt with UV rays and freeze/thaw action. Constant tire wear on the breaks down the surface and gas and oil will penetrate the asphalt and break down the material. Heat during hot summers can soften the material and can allow for expansion and weakening. Keeping a well sealed surface is the key to deterring these problems.

    Sealing

    • Seal coat is either a coal tar product or a combination of asphalt cement and other ingredients. It is applied in thin layers and goes on like a liquid, seeping into the surface and 'sealing' it from the elements. Minor cracks or small pits and holes should be filled and repaired with asphalt patch or filler, which can come in a caulk tube. This fills larger areas before the application of sealant and keeps larger areas from collecting dirt which can result in further damage. This keeps the surface smooth, allowing for easier removal of snow in cold climates or just general dirt and debris. A smooth impenetrable surface is easier to maintain.

    Seal Coating Extends Serviceable Life

    • Initial seal coating should take place within 2 years of installation of an asphalt surface, with re-sealing every 3 to 5 years depending on usage and condition. Good maintenance can double the life of an asphalt surface. Seal coating keeps the small voids filled and impenetrable to the elements, reduces the depth harmful contaminants can penetrate and damage the surface and provides a neat clean appearance. Another advantage is the black even surface of well maintained asphalt draws more heat to the surface keeping it pliable and less likely to crack. Seal coating deters water damage, allows for easier cleaning, and adds curb appeal.
