How to price a cleaning job without doing math at 11 pm
Set your numbers once, and every quote after that takes seconds instead of an evening.

If you price every job from scratch, you end up doing the same math every night. The fix is to decide your numbers once, write them down, and let a simple formula do the rest. Here’s the method we build into The AI Office Manager. The numbers below are examples only. Your prices depend on your area, your costs and the work you want.
1. Start with one base price
Pick a price for your most common job, like a standard clean of a 1-bedroom, 1-bath home. Everything else is built on top of this one number, so take a few minutes to get it right.
2. Add a little for each room
Decide what each extra bedroom and each extra bathroom adds. For example, $20 per extra bedroom and $15 per extra bathroom. Bathrooms take longer, so many owners charge more for them than you might expect.
3. Use multipliers for bigger jobs
Standard clean: base price
Deep clean: base price × 1.5
Move-in or move-out: base price × 1.8
Multipliers keep your prices consistent. A deep clean of a big home and a deep clean of a small one follow the same rule.
4. Reward regular clients
Repeat clients are worth more to you than one-time jobs. A small discount for weekly, every-two-weeks or monthly visits makes it easy to say yes, and it fills your schedule with work you can plan around.
5. Price extras on their own
Inside the fridge, inside the oven and windows take real time. List them as add-ons with a fixed price each, so they never get thrown in for free.
6. Round to the nearest $5
$167.50 looks like guesswork. $165 looks like a price. Rounding makes your quotes feel confident and easy to remember.
Write it down once
Once your numbers are written down, a quote takes seconds: count the rooms, pick the type of clean, add the extras. That’s exactly what the Quote Calculator in The AI Office Manager does, using your prices, and it writes the text for you too.
